The plat established easements in benefit of the City for fire lines and sanitary sewer mains that were to serve the proposed 8 new single-family lots. With this, the ownership and maintenance of the fire line water mains and sanitary sewer utility systems located on private property, as shown above, should be transferred over to the private property owner. In combining the single-family lots back into one parcel, the City no longer needs to own and maintain these utility main lines. Please address the following: I. Provide a survey clearly showing easement areas, as well as fire line and sanitary sewer utility main locations. 2. Revise the lot combination recording documents to clearly state relinquinshment of select easements to the City, establishing private ownership of the utilities within. 3. It appears as though Easement 102, located along the east side of the development, will need to be retained and modified to allow for continued City access to the sewer manhole at the SE corner of the property. This manhole and the sewer main to the east will remain under City jurisdication. 4. In order for the fire line water mains to become private, a double detector check assembly (DCDA) in a vault will be required on each fire line, near the property line. Please refer to City standard details E7.8 and E7.8.1 for additional information. Submit a Fire Connection permit application to the City, with 3 sets of civil constructions plans for review and approval, addressing these requirements. Thank you.
