Additional information is requested from the applicant at this time in order to continue review of the application and provide preliminary approval of the short plat. Please ask the applicant to provide a written response to each of the comments below and revise and resubmit plans accordingly. GENERAL 1. There is an existing access easement provided for this property. Please provide the reasoning for preferring to access Lot 2 from 91h Ave. Are there challenges with the access? 2. In accordance with Edmonds Community Development Code (ECDC) Chapter 18.90, sidewalks are required as a condition of short plat approval. a. Sidewalks are required on 9th Ave but only on one side of the road. Since the existing sidewalks are on the west side of 9th Ave at this location, no additional sidewalk is required. b. Puget Drive is an arterial and per the Comprehensive plan Street Tree Plan shall have street trees. The Puget Dr frontage shall have 4 ft wide landscape strip with street trees and a 5 ft sidewalk. The street trees shall be installed at 40 ft on center. Please resubmit plans showing the proposed sidewalk and landscape strip with dimensions. Indicate the location of the street trees. c. The curb ramp will not need to be replaced unless it is damaged. If it is damaged, it will need to be replaced to today's WSDOT standards. 3. Driveway area in the right of way shall be positioned perpendicularly to the property line, shifting or widening can be done once on private property. City of Edmonds UTILITIES 1. Provide approximate invert elevations for side sewer at house, property line and new connection to main to show feasibility. Call out length and size of all pipe to verify slopes. 2. Show location of existing utility connections to existing condo building. 3. If a fire sprinkler system is required for the proposed single-family residence, the water service to the property will need to be larger than what's proposed. Typically a 1" meter and 1 1/2" water service line provides sufficient flow. While the water meter will not be issued with the subdivision, the water tap will be installed by City crew. A note indicating a 1" meter will be sufficient to notify the water division of the size of tap needed. Revise plans accordingly.
