The applicant has demonstrated that three parking stalls could be provided on the subject site. It is requested that the following be included as a condition of project approval. 1. A separate permit will be required to widen the existing driveway, unless all work can be performed from within and on private property. From the submitted site plan, it appears that a portion of the proposed improvements are located within the City right- of-way. 2. Any retaining walls constructed/relocated shall be located on private property. Refer to Edmonds Community Development Code 18.40.20 Prohibited Rockeries for additional information relating to rockeries. 3. The width of the driveway where it meets the edge of the existing street pavement shall be limited to 12-feet. 5-feet to the east of the edge of existing street pavement, the driveway can be widened as needed. Landscaping shall be provided in this 5-foot buffer. 4. The creation of 2000sf or more hard surface area will trigger stormwater management requirements. Thank you. City of Edmonds
