The comments provided below are based upon review of the preliminary civil plans &
documents for the subject short plat. Additional information is requested from the applicant
at this time in order to continue review of the application and provide preliminary approval of
the short plat. Please ask the applicant to provide a written response to each of the comments
below and revise and resubmit plans accordingly.

8.October 12, 2018 –Further clarification was received from theSouth County Fire
with regards to allowable fire hydrant placement. The water main shall be extended
thth
to the north from the intersection of 75Pl W and 74Ave Wwith placement of a
th
fire hydrant approximately between 23201 and 23207 74Ave W. See redline shown
in the map below. The locationof thewater main and fire hydrant as shown is
approximate. The exact location will be determinedduring the civil construction
planreview phase of this project.
City of Edmonds
September 19, 2018 –A water main extension and new fire hydrant has been shown
on the plans; however, the main line and new water meter havebeen shown on
private property. I understand thislayout was previously communicated to you as
an option, but unfortunately this was a mis-communication and the City will not
approve the installation of a public water main through private property with a
public fire hydrant. The water main will need to be located within the City right-of-
way with the water meter located at the edge of right-of-way. Please revise plans
accordingly.
May 11, 2018 comment -South Snohomish County Fire & Rescuenoted that a fire
th
hydrant will be required on 74Ave W per ECDC section 19.25.055. In order to install a
fire hydrant, the owner/developer willbe responsible for extending an 8” water main from
thth
the intersection of 75Pl SW and 74Ave W for a distance of approximately 300-ft.
Please revise plans to show the water main extension and proposed fire hydrant.The
water main have 10-ft separation from sanitary sewer mains. As an aside, I understand
there was discussion in the Development Review Committee meeting about a hydrant not
th
being required if Lot 2 wereto take access from 75Pl W. A narrow strip of landthat
th
extends to 75Pl W has been included as part of Lot 2,but driveway access has notbeen
provided from this street. The intent of this strip of land as shown is unclear, however, we
wanted to clarify that this lot configuration does not alleviate the requirement to install a
th
fire hydrant on 74Ave W.
