Right -of Way Dedication for Public Streets: a) N/A 2. Public Street Improvements & Access (Asphalt, curb, gutter and sidewalks): a) Curb and gutter shall be provided along property frontage as required to X comply with City standards and requirements. X b) Construct five-foot wide sidewalk to City standards along property frontage on 80th Ave W. X c) Cross slope of public road shall not exceed 2% d) Lots 1 and 2 shall take access from 80th Ave W via a shared access road. X e) Access point shall meet sight distance requirements set forth by the American Association of State Highway and Transportation Officials X (AASHTO). 3. Private Access Requirements & Improvements: a) Lots 1 and 2 shall take access from 80th Ave W via a private shared access road. X i. Private access road shall be paved to a minimum of 12.0 in width, plus 18" asphalt thickened edge or 6-inch concrete extruded curb may be used to direct storm flows. ii. Slope of private access road and driveways shall comply with City Codes and standards. iii. X b) Install 6" fire hydrant, including 4" storz adapter, at frontage. Hydrant spacing as required per ECDC 19.25. X c) Public hydrant spacing shall meet requirements of ECDC 19.25. Sanitary Sewer System Improvements(City of a) Applicant must meet requirements set forth by City of Edmonds for connection to public sewer system. X b) Provide new 6" service lateral from City's sanitary sewer main to development with 6" cleanout at the edge of right-of-way/easement. X X 1. Provide new 4" side sewer to individual lots. i I. Stormwater System Improvements: a) Provide a Stormwater Management Report and Site Plan that shows compliance with ECDC 18.30, Stormwater Addendum and 2014 X Department of Ecology Stormwater Manual. i. Stormwater management design shall account for proposed short plat improvements and future lot development. ii. Stormwater management system to be located on private property. b) Construct privately owned and maintained stormwater management system.. X i. Construction of Low Impact Development BMP's for individual lots may be deferred to the single family building permit with condition of construction deferral noted as such on the face of the plat map. c) Connect all new hard surfaces to storm system as required. X X d) Provide storm sewer stub to all proposed lots, as applicable. X e) Connect to public storm system or manage stormwater on site if soils allow.
