Right-of Way Dedication for Public Streets:
N/A
Public Street Improvements & Access (Asphalt, curb, gutter and sidewalks):
Curb and gutter shall be replaced along property frontage as required to comply with City standards and requirements.
Existing 5 ft sidewalk to be removed and replaced with 7 ft sidewalk along property frontage on 72nd as required to comply with City standards and requirements.
Concrete curb ramps shall be provided along property frontage as needed to comply with City standards and requirements.
A shared driveway entrance shall serve all lots.
i. Driveway curb cuts shall be constructed to meet City standards and ADA requirements.
ii. Short plat driveway entrance shall meet sight distance requirements set forth by the American Association of State Highway and Transportation Officials (AASHTO).
Private Access Requirements & Improvements:
All lots shall take access from private driveway.
ii. Slope of private access road and driveways shall comply with City Codes and standards.
iii. Cross slope of private access road shall not exceed 2%
Street Turnaround:
Provide on-site turnaround for private driveway to City Standards.
Easements (City utilities, private access, other utilities):
Provide all easements as required - access, utility, etc.

Water System Improvements (COE):
Applicant must meet requirements set forth by City of Edmonds for connection to public water system.
Public hydrant spacing shall meet requirements of ECDC 19.25.
Provide water service stub to each Lot
Connect to public water system.
Install storz adapter on existing fire hydrant, as required.
Sanitary Sewer System Improvements (COE):
Applicant must meet requirements set forth by City of Edmonds for connection to public sewer system.
Provide sewer service stub to individual lots
Connect to public sewer system.
Stormwater System Improvements:
Provide a Stormwater Management Report and Site Plan that shows compliance with ECDC 18.30, Stormwater Addendum and 2014 Department of Ecology Stormwater Manual.
i. Stormwater management design shall account for proposed short plat improvements and future lot development.
ii. Stormwater management system to be located on private property.
Construct privately owned and maintained stormwater management system..
Connect all new hard surfaces to storm system as required.
Connect to public storm system or manage stormwater on site if soils allow.
Underground Wiring (per Ord. 1387):
Required for all new services.
Excavation and Grading (per IBC)
Submit a grading plan as part of engineered site plan.
Submit grading plan for foundations with building permit.
Signage and Striping (per City Engineer):
All signs shall be vinyl letters and to City standards.
Install fire and aid address signage per City Standards.
