Conditional Use Permit Required: No. Development Standards Development Standards Street (North) Setbacks Required 25 feet – fully landscaped Setbacks Proposed No change (NTS) Setback Notes: Pursuant to ECDC 16.80.030.A which states: “A minimum landscaped setback of 20 feet shall be maintained from a public street or other property lines except that a setback of 25 feet maintained from adjacent residentially zoned properties, for all structures, structured play areas and structured athletic fields. This setback shall be fully landscaped.” Maximum Height: 25 feet, pursuant to ECDC 16.80.030.B which states: “The maximum height of a building in this zone shall be 25 feet, unless a conditional use permit has been obtained, except that the height of schools shall be governed by ECDC 17.100.050(I). A conditional use permit for additional height may permit structures up to a maximum height of 60 feet.” Maximum Lot Coverage: 35 percent, pursuant to ECDC 16.80.030.C which states: “The maximum lot coverage by buildings and other structures shall not exceed 35 percent unless a conditional use permit has been obtained.” Community Facilities: Please refer to ECDC 17.100 (Community Facilities) attached regarding school sites.
