Engineering has reviewed the subject application with the following conditions to be noted in
the staff report. No additional information is necessary prior to Phase II of the hearing.
Approval of the design review phase of the project does not constitue approval of the
improvements as shown on the submitted plans.
1. The screening of the stairway on the east side of the existing building shall not extend
further south than the face of the building to prevent obscuring pedestrians from cars exiting
the alley.
2. As shown on the Preliminary Grading and Drainage plan, Sheet C3.1, three street trees shall
be required along Edmonds St at 30’ on center spacing per the City of Edmonds Street Tree
plan. Only two trees are shown on the architectural plans.
3. All impervious surfaces shall be dischargedto the onsite stormwater management system.
There is no “variance” required for the location of the stormwater management systemas
stated on the Preliminary Grading and Drainage plan. Instead, verification of the absence of a
surcharge being placed on the systemalong with other stormwater management requirements
will be reviewed by the Engineering Division at the time of the building permit submittal.
3. The awning on the existing building is shown projecting over the public right of way. A
Street Use permit shall be required subject to Edmonds Community Development Code
Chapter 18.70.
