As you are aware, the public hearing for this project was held on October 12, 2017, but the record was held open for comment regarding documents that were entered into the record shortly before the hearing. This submittal package is provided to address your letter to the hearing examiner dated yesterday (October 171h) in which you identified an inconsistency between the legal description for the site and the boundary shown on the preliminary plat map. This submittal package includes an updated preliminary plat map showing a corrected boundary that is consistent with the legal description, as well as revised engineering plans which also reflect the corrected boundary. The corrected drawings establish the northern boundary of the subject parcel 10-ft north of what had been shown previously. We understand that this northern 10-ft of the parcel will need to be dedicated to the City as part of the platting process. This will ultimately set the northern boundary line where it had been shown on the previous plans, so there is no revision to the proposed lot configuration. The preliminary engineering drawings have also been revised in response to correspondence which was recently submitted to the Examiner for inclusion into the hearing record. The revisions are intended to resolve concerns raised by an adjacent property owner. These revisions appear on Sheet C3.0 of the revised plans, and are summarized below: • The clearing limits and construction fencing have been relocated to be within the limits of the property boundary except where off -site work is warranted (e.g. frontage improvements). The clearing limits and construction fencing have also been relocated north of an existing fence which lies adjacent to the southern property boundary. The proposed development intends to leave this existing fence in -place. The clearing limits and construction fencing have also been relocated around all trees that are intended to be preserved. In particular, the plans now call for preservation of 9 trees near the southern boundary of the property. Three of these trees had previously been identified for removal during plat construction.
