Field Report.pdfC � ENGINEERING civil & structural engineering & planning STRUCTURAL OBSERVATION REPORT Project: 325 Walnut Remodel Purpose: Structural Evaluation Location: 325 Walnut St, Edmonds, WA 98020 Date: January 2"d, 2017 CG Project: Report: 1 Client: Chermak Construction General Contractor: Chermak Construction Field Rep: Dennis Titus, PE, SE; Michaela Burr, EIT PURPOSE AND SCOPE Field representatives of CG Engineering were on site on January 2, 2017 to evaluate problems with the framing that were discovered upon the removal of a bathroom ceiling and walls. EXISTING BUILDING The existing building is a three-story wood framed condo building comprised of multiple units. The condo unit is on the south side of the second story. At the time of the site visit, the wall board and ceiling had been removed, allowing the framing to be observed. OBSERVATIONS & RECOMMENDATIONS Cracked Top Plate — The existing top plate located in the west wall of the bathroom has a large crack perpendicular to the grain and has shifted approximately % inch from its original position. The top plate has three openings where pipe travels through it. The pipes are from the original construction as well as a previous remodel in the condo above. We recommend installing a 24 inch by 1-% inch by % inch plate recessed into the existing top plate shown in the attached drawing. It is acceptable to recess the plate into the existing top plate. We recommend using inch diameter Simpson SDS Screws with 2- % inch penetration placed at 3 inches on center. 2. Notched End Joist — The end joist on the north side of the bathroom has two large cutouts to allow for pipes to travel within the ceiling framing. The observed notches take up a large portion of the depth of the joists. We recommend installing new Simpson A35 supports on each side of each notch to stabilize the existing joist shown in the attached drawing. Portion of Newer Framing_— Ap newer portion of framing observed is connected with screws and does not have any hangers supporting the joists. One joist does not span to the top plate and is connected to an older portion of joist with screws. For this joist, we recommend that a new 2x10 is sistered to the existing short joist which will bear on the existing top plate. Additionally, we recommend the addition of new Simpson HU26 hangers to this portion of framing. These changes are shown in the attached drawing. 4. Cracked Joist — The existing joist shows damage at the hanger as well as a large parallel to grain crack near the hanger. Due to the damage observed, we recommend replacing the existing joist hanger with a new Simpson LU28 joist hanger shown in the attached drawing.
