Final Certificate.pdfCITY OF EDMONDS CERTIFICATE OF TAX EXEMPTION Under Chapter 84.14 RCW /1� C. 189v WHEREAS, Village at Westgate LLC, 4025 Delridge Way SW STE 520, Seattle, WA 98106, has been issued a Certificate of Occupancy by the City of Edmonds for the Village at Westgate, a 91 unit apartment building at 10032 Edmonds Way, Edmonds, WA 98020; WHEREAS, Village at Westgate LLC, has provided the City of Edmonds with a statement of the amount of construction expenditures made with respect to each housing unit and the composite expenditure made in construction of the entire property, a description of the work that has been completed, a statement that the new construction includes a minimum of 20 percent of housing units as affordable housing as defined in Chapter 84.14 RCW and qualifies the property for the 12-year limited exemption under Chapter 84.14 RCW and a statement that the work has been completed within three years and the time allowed by approved extensions of the issuance of the application approval, conditional certificate of tax exemption and contract approved by the City of Edmonds; WHEREAS, the improvements constructed and completed by Village at Westgate LLC on the the Village at Westgate are consistent with the application and contract approved by the City of Edmonds and other requirements of the City of Edmonds; WHEREAS, Village at Westgate LLC's property, Village at Westgate, as described herein has provided a minimum of 20 percent of housing units as affordable housing units and, therefore, is qualified for the 12-year limited exemption under Chapter 84.14 RCW to the extent of those improvements dedicated to residential multi -family use. NOW THEREFORE, pursuant to the authority granted to Cities with a population of at least 30,000, the City of Edmonds by and through its authorized representative, Director of Development Services, Shane Hope, under the provisions of Chapter 84.14 RCW and Chapter 3.38 ECC, hereby issues this CERTIFICATION OF TAX EXEMPTION for the Village at Westgate located at 10032 Edmonds Way, Edmonds, WA 98020; Snohomish County Assessor Parcel Number 00610700200701; Legal description: Section 36 Township 27 Range 3 Quarter NW WESTGATE PARK DIV 2 BLK 002 D-01 LOT 1 PER CITY OF ED LLA PLN 20170048-BLA REC AFN 201711085004, BEING A PTN OF LOTS 6, 7, 8, & 10 EXST PLAT, the improvements of which and to the extent set forth below, presently owned by Village at Westgate LLC, 4025 Delridge Way SW STE 520, Seattle, WA 98106. Total square footage of building, including all common areas and parking 96,699 sq. ft. Total square footage for residential, including residential common areas and parking 93,182 sq. ft.
