Dear Mr. Roland:
The Planning and Engineering Divisions have reviewed the 4th draft recording documents (received on
December 27, 2016), and it was found that the following information, corrections, or clarifications will need to
be addressed before review can continue:
1. The title report indicates a lien from the City of Edmonds for unpaid utilities on the Burleigh property.
Please contact the City's utility billing to get this taken care of.
2. The documentation provided does not clearly indicate who may sign on behalf of Highpoint
Investments. Typically, companies have a document that is just a couple pages long that specifies the
name(s) of the individuals who may sign documents (such as these recording documents) for the
business.
3. As previously requested, final inspections of the subdivision improvements and approved as-builts will
be required prior to final approval.
4. Note that Snohomish County requires that all taxes for the subject site be paid prior to recording for the
year in which the documents are recorded.

1. Update all years for the needed signatures from 2016 to 2017. These years appear under the
declaration, acknowledgements, and City approvals headings.
2. The "Title Encumbrances" section states that it is based on a title report dated November 7, 2016;
however, the title report provided with your resubmittal is dated November 17, 2016. It appears this is
a typo that needs to be corrected.
3. Stormwater Facility Maintenance Provisions
New Comment: The "benefit of Lots 1 — 4" was changed to Lots 1 — 3 in this new submission (??).
Change back to Lots 1— 4. (All lots are benefitting from the Storm System).

4. Access Easement (#1):
a. New Comment: The "over Lots 1 — 3" was changed to "over Lots 1 — 4" in this new submission.
Change back to Lots 1— 3. (There is no shared access road on Lot 4)
b. New Comment: Remove "driveway" and replace with "access road" (A driveway is the part from
the access road to the house. Driveways are not included in the easement).
5. Private Storm Drainage Utility Easement (0)
a. Previous Comments not addressed
i. In the first line of paragraph after the phrase "utility easement over Lot 4" please insert "of
the Burleigh Short Plat,".
ii. In the second line of the paragraph, please remove "pending".

6_ Access Easement (41):
a. New Comment: Sorry I missed this one earlier. Revise first line in paragraph: remove "any
improvements and appurtenances, if any, located upon or within" (This easement is for
maintenance on the road itself).
7. Shared Storm easement located on Burleigh SP (#3h
a. On Line 2 after the phrase "Lots 1 through 4" add "and the Burleigh Short Plat".
b. On the same line remove the word "Pending".
8. Utility Maintenance (44):
a. On line 1, remove "if any".

4.Not Done. The Olympic View Water and Sewer easement on Cheeks property that serves the Burleigh
properties has been removed from the plan. Please add the easement on the adjacent Cheeks sp (the
purpose is to show where Burleigh is accessing sewer and water).

To make it simple, please do the following:
a. In the first line change "Lots 3 and 4" back to only " Lot 4".
b. In the second line after "Lots 1 through 4 together with" remove "Lot 4" so it says "together with
the Cheeks short plat". (All the lots on the Cheeks sp benefit from this storm easement.)
