Response to Conditions of Subdivision PLN20110008
1. All recommendations in the geotechnical report by the Galli Group updated May 20, 2011 (Attachment
13 of the Preliminary Approval) will be followed. Paul Stoltenberg of the Galli Group reviewed the
Vegetation Management Plan and the Civil Improvement drawings. He will be our consultant throughout
the civil improvements construction and building construction.
2. We are very sensitive to any tree cutting on the site. We will follow the approved Vegetation
Management Plan which addresses the 30% native vegetation requirement. We will also protect any trees
per the performance standards in ECDC 18.45,050. Our certified arborist Tony Schoffner who created our
VMP will develop our tree cutting plan which will be submitted with the building permit application for
Lot 2.
3. We have completed the following requirements:
a) The civil plans have been approved by Jeanie McConnell, Engineering Program Manager as of August
23 d 2017.
(1) The ingress/egress easement has been adjusted on the final survey and complies with all setback
requirements. The net areas for both lots 1 and 2 have been adjusted and exceed 12,000 square feet.
(2) All existing easements have been correctly located on the final survey. The utility easements are
provided on the final survey.
(3) The Engineering Division's conditions listed on Attachment 14 "Required as a Condition of
Subdivision" have been addressed on the Civil Improvements drawings and/or the Final Survey.
b) Our Vegetation Management Plan was approved by Planning and Engineering and is part of the Civil
Improvement submittals.
c) The Metal Barn on Lot 2 was removed per Demolition Permit BLD20171213. The Permit was signed off
by City of Edmonds on November 17, 2017.
d) The following revisions have been made to the plat:
(1) The location of the ingress/egress easement as required in Condition 2.a.1 above has been
adjusted, and all of the existing easements have been correctly located.
(2) All new easements have been located and easement maintenance descriptions have been
provided.
(3) The statement stating the site is subject to the 30% native vegetation requirements per
ECDC 23.90.040.0 is on the face of the plat. The VMP has been approved by City of Edmonds Planning.
(4) Setbacks per those stated in Section ILA-4 of the preliminary short plat approval report
have been corrected and are shown on the plat.
(5) The statement regarding "Conditions of Approval" is shown on the face of the plat.
(6) Included on the plat are all required information, including owner's certification, hold
harmless agreement, and Planning Division and Engineering Division's staff s approval blocks.
e) All documents to be recorded meet the Snohomish County Auditor's requirements for recording,
and all signatures are in black ink.
0 An updated copy of the title report (short plat certificate) is included with the documents to be
recorded. The title report is dated November 16, 2017 and is within 30 days of the final review submittal.
g) Two copies of the documents to be recorded have been submitted for the Planning Division and
Engineering Division's approval.
4. After recording the plat, the applicant will complete the following:
a) Provide the City Planning Division with three copies of the recorded plat, with the
recording number written on them.
b) The Engineering Division's conditions as shown on Attachment 14 will be completed.
