RE: Keller 2-Lot Short Subdivisioin
To Whom It May Concern:
This letter is to address the conditions of approval for the above -referenced project. The condition is
stated (in blue), then the response is given (in black). The conditions are taken from the Planning
Division Preliminary Short Plat Review Findings, Conclusions, & Decision dated October 10, 2014.
1. This application is subject to all applicable requirements contained in the Edmonds Community
Development Code (ECDC). It is the responsibility f the applicant to ensure compliance with all
applicable requirements. Acknowledged.
2. The applicant is responsible for obtaining all local, state, and/or federal permits or approvals
applicable to the proposal. Acknowledged.
3. Prior to recording, the applicant must complete the following requirements:
a. Civil plans must be approved prior to recording. In completing the civil plans, you must
address the following: The civil plans are approved.
L Complete the Engineering Division conditions listed "Required as a Condition of
Subdivision on Attachment 18.
ii. If proposed, retaining walls and rockeries located within minimum required
setback areas shall not exceed three feet in height over original grade.
b. Make the following revisions to the plat:
L Indicate the locations of all new easements, and provide easement descriptions
and maintenance provisions for all new easements. All new easements are
shown on the plat. The easement maintenance provisions are located on sheet
2.
ii. If setbacks are to be included on the plat, confirm that setbacks are shown
consistently with Section II.F.3 of this report and add the following statement to
the face of the plat: "Setbacks shown are for reference only and vest no right."
Setbacks are not shown on the plat.
iii. Indicate the gross and net areas of each lot on the final plat. Net areas shall not
be less than 8,000 square feet. Gross and net areas are shown on the plat. All
net areas are in excess of 8,000 square feet.
iv. If structures are included on the plat, correctly label all existing structures (i.e.
the existing carport was incorrectly labeled as a garage on the preliminary
plans). Structures are correctly labeled on the plat.
v. Add to the face of the plat: "Conditions of approval must be met and can be
found in the approval for the short subdivision located in File No. PLN20130053
in the City of Edmonds Planning Division. This note can be found on sheet 1, left
most column.
vi. Include on the plat all required information, including owner's certification, hold
harmless agreement, and Development Services and Public Works director's
approval blocks. These items can be found on sheet 1.
c. Make sure all documents to be recorded meet the Snohomish County Auditor's
requirements for recording. Comment acknowledged.
d. Submit an updated copy of the title report (short plat certificate) with the documents
proposed to be recorded. The title report must be prepared within 30 days of submittal
for final review. The title report is dated February 18, 2018.
e. Submit two copies of the documents to be recorded for the Planning Division and
Engineering Division's Approval. Once approved, the documents must be recorded with
the Snohomish County Auditor's office. Two copies submitted March 22, 2018.
4. After recording the plat, the applicant must complete the following:
a. Complete the Engineering Division conditions listed "Required as a Condition of Building
Permit" in Attachment 18. Comment acknowledged.
