During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please redline plans or submit three (3) sets of
revised plans/documents with a written response to each of the items below to Theresa
Umbaugh.
In review of the proposed storm detention system and the storm detention system
previously constructed with the Pearson development, it has been determined that the
drainage system could be approved as submitted if the following is provided:
A downstream analysis of the stormwater system. This analysis shall begin at the

point where the site's stormwater enters the City system and extends 1/4-mile
downstream or to Puget Sound, whichever comes first. It should include an
evaluation of erosion, slope stability, and drainage impacts that may be caused or
aggravated by a proposed project, and propose measures for preventing impacts
and for not aggravating existing impacts (if any). This shall include a capacity
analysisof the entire downstream system, including other areas that drain to it and
through the culvert under the BNSF tracks.
