Frontage Improvement Waiver
Mr. Jarrell,
The City has reviewed your request for exemption from frontage improvements along 781h Ave W for
the Lahurreau project. The original request was received February 2, 2017 and as stated in the letter,
was based on a dis-proportionate amount of cost requested by the city in relation to the scope of the
project. Asphalt widening and sidewalks were required along both 2361h St SW and 781h Ave W, as a
condition of subdividing the subject property.
The City sent a response to your request on March 20, 2017 stating frontage improvements would
remain a requirement of the subdivision development. Additional conversations ensued following this
decision and the City re -reviewed the request, the development requirements, existing site conditions,
scope of the proposed development and proposed point of access. The subject property is corner lot
fronting on both 781h Ave W (a local street) and 236th St SW (a minor arterial). The proposed
subdivision will create one new single family residential lot. The existing single family residence
currently takes access off 236th St SW and access will remain off 230h St SW for the existing home
and the new lot with subdivision of the property.
After further review, it has been determined that frontage improvements will not be required along
78th Ave W and will only be required on 236th St SW. A condition has been placed on the short plat
stating all lots shall take access from 236th St SW. Should Lot 2 desire access off 78th Ave W in the
future, road widening, curb/gutter, and sidewalks will be required on 78th Ave W, along the short plat
frontage, as a condition of single family building permit approval.
