Dear Mr. and Mrs. Gaul:
I have reviewed the above building permit application for the Planning Division and it was found
that the following information, corrections, or clarifications will need to be addressed before
review can continue:
1. Site Plan: Please make the following changes to your site plan.
a. Change the 15' rear setback line to a 7.5' setback from the northern property line.
Since your property is a corner lot, it has 25' setbacks from the property lines
adjacent to both streets and 7.5' setbacks from the other two property lines.
b. Under the height calculations, change point C to 388.47 to match the point shown
on the site plan.
2. Lot Coverage: Please provide a breakdown of the lot coverage calculations on the site plan.
Lot coverage refers to "the total ground coverage of all buildings or structures on a site
measured from the outside of external walls or supporting members or from a point two and
one-half feet in from the outside edge of a cantilevered roof, whichever covers the greatest
area." Note that decks over three feet in height must be included in the lot coverage
calculations.
Please redline plans or submit two sets of revised plans/documents (affected sheets only) with a
written response to each of the above items. Please make all submittals to the Development
Services Permit Coordinator Monday through Friday, 9:00 am to noon or 1:00 pm to 4:00 pm. If
