These responses specifically address comments on the Tree Retention/Vegetation Protection Plan listed on pages 3 and 4 of the comment letter and only addresses comments that require a response. Comments are listed in italics with responses below each. 3. 711312017 — Trees are only approved for removal as impacted by proposed short plat improvements. The plan currently indicates removal of several trees not impacted by short plat improvements. Please revise as necessary. The applicant is proposing to construct the short plat improvements and new home construction at the same time. Trees proposed for removal have been identified on the revised Vegetation Management Plan separately for short plat improvements and lot construction in case the short plat improvements are constructed at a different time than home construction. 4. 711312017 Location of orange barrier fencing shall be updated consistent with comment #3 above. Two orange barrier fences are shown on the revised Vegetation Management Plan, one for short plat improvements and another for new home construction. If both of these activities occur at the same time, the fence shall be placed where the new home construction fence is indicated. 5h. 711312017 —Please provide more clarification. Work within Lot C (at a minimum) need to be done with the civil construction improvements. Work on the other lots could be deferred to the time offuture building permits. Provide a cost estimate for all work to be done at this time. A performance bond will be required for these improvements. A work schedule has been added to the revised plan. As indicated above, the applicant is proposing to construct the short plat improvements and new homes at the same time. If that does not occur, timing of plant installation has been stipulated on the revised plan. Due to the extent of invasive vegetation on the site, it is difficult to estimate the quantity of plants that will be required. Up to 115 plants may be required for Area A, which would equate to $1,725.00 for plant material and installation labor. '(.JI) to 152 plants may be required for Area B, which would equate to $2,280.00 for plant material and installation labor. 5i. 711312017 As the vegetation management plan addresses all phases of the project, please revise the erosion control plan to clearly indicate protection of trees that are to remain on the site.
