During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts referred to in these comments can be accessed at
our website: www.ci.edmonds.wa.us under City Government / Development Services Department /
Engineering Division then scroll down to Handouts:
1.Impervious surface calculations on submitted large site plans do not match calculations on reduced size
plans. Addition plus eaves must be added to “roofline” calculations. Please correct and resubmit.
Proposed roofline calculation only 142sf more than existing roofline calculation. Should be at least
170sf if adding that amount of footage. When new site plan overlaid on old new site plan on light
board, looks like from old eaves to new eaves adding 12 ft x 14 ft if accurate. This is 168sf. Floor
plans show addition of 14’ x 12’ 8”. That is 177 sf without eaves. Both will put your impervious
surface over 5000sf. Please verify numbers, drawings, and submit matching dimensions on all plans.

3.Please note that if impervious surface exceeds 5000sf, the currently sized detention system will not be
sufficient. Detention for over 5000sf of impervious surface are required to be stamped and signed by a
Washington State licensed Engineer. Please see our Storm Water Management Handout (E#72) for
guidance.

Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator. Please
