During review of the subject submittal it was found that the following information, corrections, or clarifications will need to be addressed: 1. Show the location of the sanitary side sewer from the house to the property line/connection to the City's sanitary sewer system. o Show the Iimits of the sanitary sewer easement along the west property line. o If you are planning on using the existing side sewer you will need to provide a TV record to the City's Public Works Dept. for review and approval to reuse the line. A note should be added to the drawing calling out this requirement. o If the side sewer is to be replaced to the main, a 6" line is required to the edge of the easement with a 6" cleanout. From this point to the house the line can be reduced to 4". o A cleanout is required within 2' of the outside of the house. 2. ok 3. Prior to gaining approval from the City for release of storm water to the BNSF property, you must first obtain approval from BNSF. o It is understood that you will no longer be releasing storm water runoff to BNSF. However, a revised drainage plan was not submitted to the City with the last submittal. When projects release to BNSF they typically receive a waiver from the detention system requirements. Since you are no longer planning to release to BNSF a storm detention system will be required to be constructed on private property. ➢ As the impervious area for the project exceeds 5000 sf you will be required to submit a storm system design and calculations designed and stamped by a licensed engineer. The proposed system will be reviewed by Damon Roth, Storm Water Engineer. Please contact Damon with any questions you may have specific to the design of this system. o In the written response to the plan review comments it is stated the storm water will be directed to a new line to be installed along Hanna Park Road. ➢ Provide a copy of the easement allowing construction of a storm system along Hanna Park Road. DATE E-MAILED 519106 2 PAGES ➢ Show the location of the new storm system on the drainage plan. You will be required to tie the storm system into a City catch basin at Caspers St and Hanna Park Rd. ➢ Provide invert elevations of all pipe connections at each CB, including the CB's associated with the detention system and the CB in the City right-of-way. ➢ The footing drains shall connect to the outfall of the storm detention system. 4. ok- no system proposed to BNSF 5. Indicate all erosion control measures, including location of the silt fence and rock construction entrance. If the existing driveway is to be maintained during construction, indicate this on the plans in lieu of a rock entrance. o The location of the silt fence has not been shown on the site plan. The silt fence must be shown and constructed to City standards. Also, the geotech report prepared by GeoEngineers has specific requirements regarding erosion control. Some additional notes shall be added to the drawing to encompass the requirements stated under Temporary Erosion and Sedimentation Control Measures in the report. 6. Indicate how the storm water runoff will be collected from the driveway and patio surfaces and tied into the storm system. o It has been indicated on the site plan the driveway CB will tie into the footing drains. The CB must tie into the storm detention system and is not permitted to tie into the footing drains. 7. ok Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator.
