Please redline plans or submit three (3) sets of revised plans/documents with a written response to each of the items below to Marie Harrison. City of Edmonds handouts and standard details can be referenced on the City website under Development Services Department, Engineering Division. GENERAL 1.Please provide an itemized cost estimate for both on-site and off-site (right-of-way) improvements, including traffic control. A bond is required to be placed for all right-of-way improvements. The amount of the bond o will be based on 120% of the City approved estimate for all right-of-way improvements. The City will inform you of the appropriate bond amount after review of the cost estimate. Bond forms can be obtained from Marie Harrison, Permit Coordinator – 425-771-0220 or Harrison@ci.edmonds.wa.us Inspection fees for this project will be calculated at 2.2% of the 120% City approved o estimate for all improvements. 2.Please submit a traffic control and haul route plan for review and approval. It doesn’t appear as though any work will take place in the City right-of-way and if this is accurate then a traffic control plan will not be required. Please confirm. 3.Provide a separate Erosion and Sedimentation Control plan. Please refer to the attached TESC Checklist for a list of items that need to be addressed and were not provided with this submittal. All TESC measures are to be shown on this plan, including placement of filter socks in existing catch basins within the site and on SR-104 adjacent to or downstream from the site. 4.The subject property is located within the Olympic View Water and Sewer District (OVWSD). Please provide a copy of the water and sewer plan to OVWSD for their review and approval. The plans do not show proposed changes to the water & sewer system, but please confirm with Highway 99-23904_bld20080444_Taco Time Page 1 of 2 OVWSD that modifications to the existing utility systems are not required. Submit 3 copies of the plan approved by OVWSD to the City. STORM DRAINAGE TECHNICAL INFORMATION REPORT 1.The storm detention system design is adequate for the amount of storage required. 2.Maintenance provisions are required to ensure adequate maintenance of the oil/water separator. If the system is not maintained regularly it is not an acceptable method for providing water quality. C-1 - STORM DRAINAGE PLAN 1.Please revise the sheet title to also state “utility plan”. 2.Indicate type of CMP. Please note, per City handout E72, CMP is only allowed with certain treatments. 3.A minimum 5/8” orifice is required on the storm detention flow control. Revise plans to require modification of the existing system. 4.A “plug” is shown at CB #3. Is this an existing plug or is this line proposed to be plugged with this project? Please indicate the intent on the plans. If the line is to be plugged with this project it shall also be noted how the existing storm water flowing into this CB from the property to the south will be handled. 5.Please provide copies of all easement documents for easements located on the subject property in benefit of adjacent parcels and vice versa. The plans show several utility lines crossing property lines onto adjacent parcels. 6.Show the location of the sanitary side sewer from the sewer main to the building. A1.0 – SITE PLAN 1.Please add a note to the plan stating “Existing curb, gutter and sidewalk shall be removed and replaced as required by the City inspector”. This requirement will apply to any existing damaged and or failing sections or any sections that are damaged during the course of construction. 2.Indicate the type of signs located at each driveway access. Also, please clarify if these are existing signs that are to remain or new signs that are to be installed. 3.A gate is shown on the west side of the parking lot. Please indicate the intent of this gate and if it provides vehicular access or pedestrian access only. 4.Please indicate placement of a maximum vehicle height “clearance bar” at the entrance to the drive through. The plans indicate the covered drive through area is 9’ from finished grade.
