Please redline plans or submit three (3) sets of revised plans/documents with a written response to each of the items below to Marie Harrison. City of Edmonds handouts and standard details can be referenced on the City website under Development Services Department, Engineering Division. Review 1 – July 23, 2008 Review 2 – September 9, 2008 GENERAL 9/9/08 – Cost estimate not received. Response letter states there are no right-of-way 1. improvements. Please provide cost estimate for all on-site improvements as well as for storm connection and curb, gutter & sidewalk replacement in the City right-of-way. 7/23/08 - Please provide an itemized cost estimate for both on-site and off-site (right-of-way) improvements, including traffic control. A bond is required to be placed for all right-of-way improvements. The amount of the bond o will be based on 120% of the City approved estimate for all right-of-way improvements. The City will inform you of the appropriate bond amount after review of the cost estimate. Bond forms can be obtained from Marie Harrison, Permit Coordinator – 425-771-0220 or Harrison@ci.edmonds.wa.us Inspection fees for this project will be calculated at 2.2% of the 120% City approved o estimate for all improvements. 9/9/08 – Due to the installation of storm pipe between CB #1 and CB #4, replacement of 2. curb, gutter and sidewalk will be required. Please provide a traffic control plan for this work. Highway 99-23904_bld20080444_Taco Time_2 Page 1 of 3 7/23/08 - Please submit a traffic control and haul route plan for review and approval. It doesn’t appear as though any work will take place in the City right-of-way and if this is accurate then a traffic control plan will not be required. Please confirm. ok 3. 9/9/08 – Response letter states utility coordination will be made. 4. 7/23/08 - The subject property is located within the Olympic View Water and Sewer District (OVWSD). Please provide a copy of the water and sewer plan to OVWSD for their review and approval. The plans do not show proposed changes to the water & sewer system, but please confirm with OVWSD that modifications to the existing utility systems are not required. Submit 3 copies of the plan approved by OVWSD to the City. STORM DRAINAGE TECHNICAL INFORMATION REPORT 9/9/08 – The comments below were provided on 7/23/08, but were not addressed with this submittal. Please callout maintenance provisions on plans or in technical report. 1.The storm detention system design is adequate for the amount of storage required. 2.Maintenance provisions are required to ensure adequate maintenance of the oil/water separator. If the system is not maintained regularly it is not an acceptable method for providing water quality. C-1 - STORM DRAINAGE PLAN ok 1. 2.9/9/08 – Please indicate on the plans the type of CMP to be used. 7/23/08 - Indicate type of CMP. Please note, per City handout E72, CMP is only allowed with certain treatments. ok 3. ok 4. 9/9/08 – Response letter states easements will be provided prior to permit issuance. 5. 7/23/08 - Please provide copies of all easement documents for easements located on the subject property in benefit of adjacent parcels and vice versa. The plans show several utility lines crossing property lines onto adjacent parcels. 9/9/08 – Response letter states sanitary side sewer location noted, however I am unable to 6. find the location on the plans. The TESC plan shows a cleanout on the property to the west, but no sewer line. Please revise plans accordingly. 7/23/08 - Show the location of the sanitary side sewer from the sewer main to the building. A1.0 – SITE PLAN 9/9/08 – Response letter states curb note was added to Sheet A1.0, but I cannot find this 1. verbiage on A1.0. Please advise of update plans to include the verbiage noted below. 7/23/08 - Please add a note to the plan stating “Existing curb, gutter and sidewalk shall be removed and replaced as required by the City inspector”. This requirement will apply to any Page 2 of 3 existing damaged and or failing sections or any sections that are damaged during the course of construction. 9/9/08 – Response letter states the signed are existing. Please revise the plans to also 2. indicate the type of sign at each location. 7/23/08 - Indicate the type of signs located at each driveway access. Also, please clarify if these are existing signs that are to remain or new signs that are to be installed. 9/9/08 – A1.0 shows the trash enclosure and gate, but C-1 just shows the gate and not 3. necessarily in the same location as shown on A1.0. Please revise plans accordingly. 7/23/08 - A gate is shown on the west side of the parking lot.
