Dear Ms. Wayland:
Please be advised that the Hearthside Condominium Owners Association has authorized Cornerstone
Roofing, Inc. (CSR) to repair/replace the roof located at 23616 Edmonds Way, Edmonds, WA 98026 at
the quoted rate of $27,361. They are attempting to work with the City of Edmonds to obtain a permit to
start the construction process and it was requested that a letter be composed by the Association stating
that the work is authorized and the valuation of the project is less than 5% of the value of the building
which makes complete practical sense.
If we assume that the 8 unit condominium buildings value is 1,000,000.00 ($125,000 per unit).
Calculating 5% of the value at $1,000,000.00 equates to $50,000. Thus, the valuation of the roofing
project ($27,361) is less than 5% of the building value. In fact, the building value would have to beat a
minimum value of $547,220 to be at 5% and I believe it is safe to assume that an 8 unit condominium
building is valued more than $547,220 in the City of Edmonds.
I hope this letter satisfies the City of Edmonds requirement and CSR can move forward with obtaining a
