Dear Mr. Hunt,
An inspection regarding the trailers, machinery and commercial vehicles was made at the subject property on June 13,
2005. At that time the two trucks (HD Excavating and Pilchuck) were not present. The small backhoe indicating the
company was also removed although there was other excavation equipment and trailers parked across the street. There
was now a commercial sign advertising HD Excavating in the front yard of the subject property.
Under Edmonds Community Development Code (ECDC) 16.20.010.B.2, home occupations are a permitted use in
residential zones but do require a business license and home occupation permit. There are seven criteria that must be
met to obtain an administrative home occupation permit. If a home occupation proposal doesn’t meet one or more of
the criteria the property owner may apply for a conditional use (C.U.) permit. There are also criteria that must be met
to obtain a C.U. permit and there is no guarantee a permit will be granted if an application is submitted.
The prior storage of business equipment and now the commercial sign are indicative of a home occupation at this
location. If this is not the case, please send a letter to this office to that effect. Otherwise the following corrective
actions need to be maintained.
Corrective actions required by June 30, 2005.
As before, if you are interested in parking more than one commercial vehicle or a commercial vehicle over
10,000 pounds gross weight in a residential zone, please apply for a conditional use permit or;
Continue to have less than two commercial vehicles and no commercial vehicles over 10,000

pounds gross weight at the subject property.
If you are interested in having a business at this location, including storing your business equipment and
advertising your business, a home occupation permit and business license are required. A home occupation
handout is enclosed. The City Clerk’s office can process your application for a business license. Please note
that even with a home occupation permit, outside storage and advertising may be strictly regulated or
prohibited.
Otherwise the business equipment and advertising sign need to be removed. A written statement

that you are not running a business at this location, including equipment storage, would also be
needed.
