The following are the responses to the permit plan drawing set comments received from Leif Bjorback,
Building Official at the City of Edmonds, in regard to non- structural elements of the design. Each
revision is shown clouded and enumerated with a triangle symbol #1 on the drawings, as follows
below. Please note that there are also revisions on the Site Plan A1.0 sheet and Landscape Plan L1.0
with a similar call out that refer to revisions requested by the Planning Division.
1) An overall building analysis has been added to A2.0
2) Existing, new, and removed floor areas are shown on A1.0.
3) A note designating ceiling treatment design and engineering as deferred submittals has been added
to A2.2 and A2.4.
4) Fire separation distances have been added to A1.0. As the vehicle drop off carport is within 10 feet
of the boundary line directly to the south, the Owner will record a no -build easement for the
Mazda property to the south. This easement will prohibit structures within 10 feet of the line for its
entire length. A copy will be provided after its being recorded.
5) An accessible route has been provided on Site Plan A1.0.
a) A walking surface with slopes no greater than 1:20 and a ramp from the sidewalk at Highway 99
are shown on A1.0 and on the civil engineering drawing C2.01-3.
b) Slopes of walking surfaces are indicated on A1.0 and on the civil engineering drawing C2.01-3.
c) A crosswalk is designated on A1.0
d) Location and detailing of curb ramps id indicated on C2.10-3.
e) Detectable warnings are specified and detailed on C2.11-3.
6) Accessible parking is provided and shown on Site Plan A1.0.
a) A parking analysis, calculating the number of accessible stalls, is shown on A1.0.
b) A van stall is indicated near the building entrance on A1.0.
c) A 96-inch aisle width is shown adjacent to the van stall on A1.0.

7) Plumbing Analysis
a) A plumbing fixture calculation for water closets is shown on A2.0.
b) A plumbing fixture calculation for lavatory sinks is shown on A2.0.
c) Two drinking fountains have been added to First Floor Plan A2.1.
8) Drawing A2.1 and 11/A2.1.1 shows the addition of an accessible parttion and grab bars at the
existing toilet stall, and the relocation of the sink and urinal to provide accessible clearances.
9) Drawing 7/A2.1.1 shows knee and toe clearances.
10) Drawings 8,9, and 10/A2.1.1 shows typical toilet height.
11) A graphic legend has been added to the Reflected Ceiling Plan A2.2 to designate ceiling treatments.
12) The existing restrooms on the second floor are replaced by two accessible single fixture restrooms
as shown on A2.3, the door schedule on A5.1 and drawings 12 thru 15/A2.1.1
13) A graphic legend has been added to the Reflected Ceiling Plan A2.4 to designate ceiling treatments.
14) Panic hardware for egress at all times for exterior doors has been specified in Hardware Group 2
shown on A5.0.
15) A note operation from egress side has been added to the Hardware Group 2 specification on A5.0.
16) The glass inserts in doors 124.2 and 124.3 is called out as tempered glass on A5.0.
17) A roof drain and overflow drain detail has been shown on drawing 1/A2.5, as well as updated notes
regarding overflow drain locations and sizing.
18) As noted by Tim Nichols, electrical engineer for the project with Case Engineering, the provisions of
IBC 427 are not applicable to an existing building.
19) Same above.
20) In regard to the requirement for vestibules at the showroom, it is worth noting that it appears the
code is somewhat vague as to whether this applies to new buildings only or alterations. A
mechanical engineer we work with states that, in his experience with other jurisdictions, this
requirement is typically applied to new construction only. And, as over half of the ground floor
footprint of the Hyundai building (approximately 6400 SF) will be devoted to vehicle servicing and is
semi heated and thermally isolated from the remaining portion of the building, this would seem to
be an untypical situation quite different from fully conditioned new construction. Also, as the

building is two stories in height, this circumstance would seem to comply with the intent of
exception 8 of WSEC 402.5.7 that exempts buildings less than 4 stories.
21) The SHGC value for all glazing is noted on the schedule on A3.0, A3.1, and A3.2.
22) The ACM panel is the Alucobond PE product whose Technical Data sheet is attached. It has two
sheets of 0.02" thick aluminum bonded to a polyethylene core. When tested in accordance with
ASTM E84 the Flame Spread Index is 5 and the Smoke Index of 0.
23) UL evaluation ER10167-01 for TPO roof assembly is attached for roof assembly shown in details
1/A3.1 and 5.A3.1
24) A one hour rated UL U415 assembly for the return air shaft is detailed on 5A/A2.1.1 and called out
on floor plans A2.1 and A2.3
