Subject: INCOMPLETE APPLICATION - REQUEST FOR ADDITIONAL
INFORMATION FOR THE SUBDIVISION APPLICATION, FILE NO. S-09-04
Dear Ms. Spasojevic:
I wanted to touch base regarding your 2 -lot short plat application for 17626 Olympic View Drive.
In order to complete my review, I will need some additional information:
Please show the correct property line setbacks on the face of the preliminary plat. The
RS -8 zone has a 25' street setback, 7.5' side setbacks, and 15' rear setbacks. Note that on
Lot 2, the southern side setback is taken from the northern edge of the 20' access
easement rather than the southern property line. In addition, please indicate the distances
from each of the existing structures to the existing and proposed property lines.
2. Given the City of Lynnwood's improvements to Olympic View Drive, please remove the
`deck' feature on Lot 2 if it has already been removed or label it as `To Be Removed' (or
TBR). In fact, there are a number of unlabeled features on both proposed lots. If those
features still exist, please label them appropriately. If there are any features that currently
exist on either parcel that are not shown, please indicate those as well.
3. Please indicate the -locations of the side sewer on proposed Lot 1 as well as the extent of
any sewer easement on Lot 2 benefiting Lot 1.
The Engineering Division has also indicated the need for additional information (see enclosed).
