RE: INCOMPLETE APPLICATION — SUNSET TRAIL SHORELINE SUBSTANTIAL DEVELOPMENT
PERMIT (PLN20120014)
Dear Mr. Webb,
After reviewing the materials submitted on April 24, 2012, for the above -referenced permit, it
has been determined that the application is incomplete in accordance with ECDC 20.02.003.
Please address all comments in a written response and by providing updated plans, as
appropriate:
1. The project is proposed within the Suburban Residential III Shoreline Environment
along Sunset Avenue between Bell and Caspers Streets. Per ECDC 20.02.002, please
submit a cover letter describing how the project meets the goals and policies for a
shoreline substantial development permit in ECDC 23.10.060 through 23.10.095 as
well as the applicable use standards in ECDC 23.10.115 through 23.10.210.
2. Referring to Handout P72
(http://www.edmondswa.gov/images/COE/Services/Permits and Development/For
ms and Handouts/P72 - Shoreline Permit.pdf), please submit the following
information identified by number on the handout: #5 (a notarized APO affidavit was
not submitted) and #10.
3. If available, please submit an electronic version of the APO list in an Excel
spreadsheet format.
4. The subject area is the site of critical areas including erosion, landslide and seismic
hazards. Please submit a critical area report developed pursuant to ECDC 23.40 and
23.80 that addresses the proposed project, its impact on the critical areas, and any
proposed mitigation.
Please keep in mind that a complete response to this information request must be received
within 90 days or the application will lapse for lack of information (ECDC 20.02.003.D).
The City will continue with its review of the proposal when a complete response to the above is
received.
