Project: Indoor Garden and Lighting
Project Address: 23303 Highway 99, Suites A & B
During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Provide written responses to each comment and where
changes can be found on the plans. Please resubmit to Theresa Umbaugh, Permit Coordinator.
1.Occupant load exceeds 49 requiring 2 exits spaced apart ½ the overall diagonal distance of the
combined tenant spaces A & B (IBC 1019 & 1015.1). Also see IBC 1014.2 #2.
2.Provide illuminated exit signage and emergency lighting, including method of power backup
(IBC 1011, 1006).
3.Note on the plans what types of items will be in the storage rooms.
4.Note on the plans how ventilation is currently provided and if alterations will be made to the
existing system.
5.Written contractors bid did not include all work to be done for the project. Provide revised bid
to include plumbing, accessible restroom upgrade, mechanical if alterations must be made,
finishes, etc. Accessible upgrade must be at least 20% of the bid to qualify for exception #1 of
IBC 3409.7.
