Allowed Use: Yes. Multiple dwellings are a permitted primary use pursuant to Edmonds Community Development Code (ECDC) Chapter 16.30.010.A.1 (attached). The minimum lot area per dwelling unit is 1500 square feet. If the lot is 6000 square feet, then the maximum number of dwelling units would be four. Other factors, such as parking, height, setbacks, and lot coverage limit the number of dwelling units achieved. Conditional Use Permit Required: No. Uses requiring a conditional use permit are found in ECDC 16.30.010.C (attached). It was difficult from the plans submitted to tell how many bedrooms were in the building, but a conservative assumption using the 2.0 ratio and 4 dwelling units yields 8 parking spaces. The applicant must show how they can accommodate 8 parking spaces on site.
