The work that Rick had explained as being completed has not actually been done. There are some paint marks on the sidewalk so it looks like it had been discussed at one point, but work was not completed. From the photo below you can see the limits of new asphalt do not extend beyond the southern edge of the driveway as Rick had suggested. He thought curb wing to the north of the driveway had been replaced. The following photo shows the smart level on the wing of the driveway on the north side. In order to meet ADA standards this wing shall be no more than 8.3% slope or the wing shall be a minimum of 15-feet in length which is accepted as a best attempt to meet slope requirements. o d DMW O .. -... � �v � �ti�.. ram. �- T1 fi�M.-. �.��► iir � IJM' �r� The cross slope of the sidewalk shall also meet ADA standards which does not allow for more than 2% cross slope. Several sections of the asphalt walk exceed this slope. 16 Prior to recording, the frontage improvements need to be brought into compliance with ADA standards. Instead of constructing the improvements at this time, a performance bond can be posted as surety that the improvements will be completed within one year of recording. Please see our responses below to your last correction letter dated 2/23/15. As -built As -built will be modified if the City allows us to just put the verbiage on the map. An asbuilt will need to be submitted to the City prior to final plat approval (recording). Bonding issue on the property for frontage improvements: During the course of construction of our new home located at 22706 95th Place West, we learned that the back lot could still be created from the expired plat that was granted an extension. It was agreed between the City and us that we could place verbiage on the final map stating that the remaining frontage improvements would be required prior to issuance of permit for the back lot. This was done in regards to our difficulty in obtaining a bond as a non builder/developer, and our intent not to sell the lot anytime in the near future. Do you have any documentation regarding this communication? The information you have provided is not consistent with our records. • This note was placed under the engineering final inspection for the front house: <image001.jpg> • The right-of-way construction permit for the single family was amended to include subdivision improvements and states "Utility installations and frontage improvement repairs per approved short plat civils dated 10/11/07." The approved civil construction plans state "Existing curb/gutter and asphalt walk to be removed and replaced to City standards as required by City inspector". City staff had agreed that we could final the one single family residence knowing some of the subdivision improvements were not finished. Prior to recording, however, the improvements would either need to be completed or a performance bond posted as surety they would be completed within a year of recording. County's minimum margin We will correct this to meet the County's requirements. Update the year from 2014 to 2015 We will update the year. If this is acceptable to you, we will update the final map and submit to you for final review as soon as possible, or let us know if you have further questions.
