COVER LETTER
for
LEE SHORT PLAT
January 25, 2018
Purpose:
This letter fulfills the City requirement to support the application for the subject short plat.
Site Data:
Address: 7804 2181h St. SW
Parcel Numbers: 00461000200600, 601, 602, 603
Lot Size: 38,398 sq. ft. (0.88Ac)
Zoning: RS-8, Single family, 8000 sq. ft. min lot size)
This parcel received preliminary short plat approval for four lots on January 10, 2008, but the
application lapsed. The file number was S-2007-71. As a part of that process a critical area
review was completed that determined the site contains no critical areas.
Current Use & Conditions:
The site is occupied by four dwellings, two of them are mobile homes and two are wood
frame houses. In addition, there are two garages. The balance of impervious area consists of
gravel driveways and parking areas, all of which accesses 2186St with a single driveway
approach located on the west side of the site. Pervious area is grass and brush with sparse
trees. A drainage ditch and storm drain carrying runoff from the site as well as from areas to
the north are located on the east side of the site. Sloping gently to the south and the east at a
grade of approximately 2%, the site is well draining without any other drainage features such
as closed depressions.
Proposed Actions:
This project will demolish the existing structures and create four lots for single family,
detached dwellings. Access to all lots will be via a single roadway located on the east side of
the parcel. Curb, gutter and walk with pavement widening as required will be added to the
frontage. Drainage detention will be accomplished with an underground vault located in the
southeast corner of the site. All roadway, utility and drainage improvements will be in
easements.
The site is not within a flood plain or shoreline area. The City staff has informed SDS that
SEPA is categorically exempt.
