FOUNDATION DRAINAGE.
The owner/ contractor elected not to install foundation drains on the project. The building
plans have generic call outs and details for footing drains.
The deletion of the foundation drain is acceptable for the following reasons:
1. The omission of the footing drains is acceptable due to the soils found on site
being a well -draining sandy soils. This is allowed in the IRC R405.1 Exception.
2. All backfill along the perimeter of the foundation and under slab is a highly
compactable and pervious sand material.
3. The finished grade along the perimeter of the structure/ foundation is below the
finish slab elevation.
