PROJECT DESCRIPTION A lot line adiustment bet%N, en two lots. A. INTRODUCTION: The Smith/Warner lot line adjustment will decrease the size of Lot 1 and increase the size of Lot 2 by moving the shared lot line. The site currently contains a single-family residence on each existing lot. The purpose of the lot line adjustment is to reduce Lot 1 to 8,612 square feet and incorporate the remainder into Lot 2, which would then have a total area of 11,918 square feet. B. ANALYSIS OF DESIGN: 1. Number of Lots Involved: 2. Lot Area: a. Minimum lot area required for RS-8 zone: b. Lot area of each lot: Existine Lot 1 Lot 2 C. Number of comer lots: d. Lot 2 is an interior lot and will continue to be one after the lot line 3. Toyo¢raphical Consideration: The site is relatively flat. 4. Zoning Ordinance: The lot line adjustment meets all standards for a lot line adjustment and the requirements of the Single -Family Residential (RS-8) zoning district. 5. Comprehensive Plan: The proposal meets the intent of the Comprehensive Plan. 6. Encroachments: The existing home that is located on Lot 1 does not meet setback requirements. The house on Lot 1 has an existing legal nonconforming front yard setback of 22 feet (25 foot front setback is required for the RS-8 Zone). The south side setback for Lot 1 is also an existing nonconforming setback. Per File Number S-98-12, an approved modification was made to reduce the required 7'/z foot side setback to 1.1 foot side setback from the 15-foot easement. The proposed lot line adjustment does not increase or change these existing nonconformities. There are no other structures on Lot 1 that would be further affected by Lot 2 becoming larger in size. Lot 2 has an existing home which meets all setback requirements. 7. Lot Coverage: The RS-8 zone allows a maximum of 35% lot coverage. Lot 1 meets the lot coverage limits with the existing house covering less than 35% of the total lot coverage allowed. Lot 2 also meets the lot coverage limits with the existing house covering approximately 28% of the total lot coverage allowed. Page Smith/Warner Lot Line Adjustment File No. LL-01-63 C. Submit the document to be recorded to the City for approval. 3. .Applicant must arrange for recording with Snohomish County. 4.
