Subject: Request for Additional Information for Your Lot Line Adjustment Application
Located at 16118 and 16120 72nd Avenue West
File No. PLN20100050
Dear Mr. Thoresen:
The City of Edmonds has reviewed your application for a lot line adjustment between the
properties at 16118 and 16120 72nd Avenue West for completeness pursuant to Edmonds
Community Development Code (ECDC) 20.02.002. It was determined that the application meets
the procedural submission requirements and is therefore complete. Please accept this letter as the
City's notice to the applicant of determination of completeness pursuant to ECDC 20.02.003.
Although the application is procedurally complete, additional information is needed before
review of the application can continue. Please make the following corrections/updates to your
survey and resubmit two large copies and one reduced copy (no larger than 11" by 17") of the
updated survey at your earliest convenience so that review of your application can continue:
1. As required by ECDC 20.75.050(D)(1), please show all existing easements on both lots,
including the Native Growth Protection Easement that was established with the Sequoia
Ridge subdivision (File No. S-98-108),
2. As required by ECDC 20.75.050(D)(1), please show and label all existing structures on
both lots, including all decks, patios, etc. Additionally, please label the stairs shown on
the southern side of the house on Lot 2 and show the rockery and fence line between the
two properties.
There appears to be an error in the gross and net areas for the lots before and after the
proposed lot line adjustment. The gross areas of Parcel A before and after as well as the
gross and net areas of Parcel B before and after indicate that 4,365 square feet is being
conveyed. However, the net areas of Parcel A before and after indicate that 4,436 square
feet is being conveyed. Please correct this discrepancy so that all gross and net areas
before and after the lot line adjustment reflect the correct size of the property being
conveyed.

4. The minimum required setback from the property line being adjusted to all structures is
10 feet. No more than 30 inches of eaves may project into this minimum required
setback. Line L1 indicates that the southwest corner of the house is only 8.75' from the
adjusted lot line. Thus, the proposed location of the adjusted lot line will need to be
revised to comply with the setback requirements. It appears that the portion of the
adjusted line around the stairs may comply with the setback requirements; however,
dimensions must be provided in order to ensure compliance. Additionally, the survey
must show that the covered deck on the western side of the residence on Parcel B will
also comply with the setback requirements. In order to confirm compliance with setback
requirements from the adjusted lot line, please provide dimensioned setback information
from the adjusted lot line to all structures on Parcel B, including dimensions to the
adjusted line from all sides of the stairs, from the southwest corner of the house, from the
southwest corner of the covered deck, etc.
5. Add the City's lot line adjustment file number PLN20100050 to Sheets 1 and 2 of the
survey.
6. The scale on Sheet 2 states 1"=50'; however, it appears that the survey was drawn at a
scale of 1"=30'. Please correct this discrepancy.
7. Correct Note #1 on Sheet 2 to state that the existing zoning is RS -20 and RS -12.
Please submit the above information as soon as possible, so that staff may continue processing
your application. Please keep in mind that a complete response to this information request
must be received within 90 days or the application will lapse for lack of information (ECDC
20.02.003.D).
