Hi Wayne,
We did get this inspected. Now that the striping is done it has become apparent that the pavement section for
the parking stalls closest to the existing living units is not wide enough and therefore, the striping for those stalls
does not meet Edmonds standards. The width is a total of 16-feet instead of 17-feet which would be required to
achieve two 8.5’ stalls. In addition, the striping does not provide the required stall length of 16.5’. If the site
allows, two-feet could overhang the parking stall, so the minimum length of the stripe from face of bumper
block would need to be 14.5’. Photos are provided below.

Hi Jeanie,
Our project engineer, Barry Talkington, P.E., with Barghausen Consulting Engineers, Inc. took a look at the
inspectors drainage concerns referenced in your e-mail below for Willowdale Townhomes.
As indicated by your inspector, the extruded curb in these areas were not been installed upon the completion of
the improvements and Building 1. Currently, water from these roadways (which is an insignificant amount) is
conveyed to the vacant lots. The water that sheet flows to these lots is essentially being held by the onsite
vacant pads in which the water eventually perks and/or evaporates (see attached photo’s).
Because the amount of water going to these areas does not have enough volume to overflow offsite, we believe
that the best course of action is to have the curbing for Driveway B and C (and parking area) installed during the
construction of Buildings 2,3, and 4. In the current condition, the water sheet flowing to the vacant lots is not
causing any impact to surrounding property owners.
Per you e-mail below, when do you expect to have additional comments available regarding the release of the
maintenance bond? Please advise. Thanks.

I wanted you to know I’m working on this. I should have more on this for you early next week.
One of the things that our inspector noticed is that the curb was not installed along driveway B (north and south
sides), driveway C, or the parking area near the entrance. If the curb is needed to appropriately direct
stormwater flows, then it should be installed. If the stormwater flows are making it the stormwater
management systems without the curb then I’m okay with deferring the installation until the future site
development.
