Please redline plans or submit three (3) sets of revised plans/documents with a written response to each of the items below to Marie Harrison. City of Edmonds handouts and standard details can be referenced on the City website under Development Services Department, Engineering Division. GENERAL 1.Please provide an itemized cost estimate for both on-site and off-site (right-of-way) improvements, including traffic control. A bond is required to be placed for all right-of-way improvements. The amount of the bond o will be based on 120% of the City approved estimate for all right-of-way improvements. The City will inform you of the appropriate bond amount after review of the cost estimate. Bond forms can be obtained from Marie Harrison, Permit Coordinator – 425-771-0220 or Harrison@ci.edmonds.wa.us Inspection fees for this project will be calculated at 2.2% of the 120% City approved o estimate for all improvements. C1.1 – COVER SHEET & GENERAL NOTES 1.Please revise the General Notes as follows: #2: Revise to state City of Edmonds standard plans and details. #5: Asbuilt drawings of utility and frontage improvements shall also be submitted to the City upon project completion. #33: Revise street closure request to City Engineer to be 2 weeks in advance instead of 1 week. ADD: Trench backfill in City right-of-way shall meet 95% compaction. Provide compaction test reports to City prior to paving. 2.Please revise Catch Basins and Manholes note #6 to state ladder steps shall be polypropylene. Maple St-527_Borich_bld20080499_3 unit condo Page 1 of 3 3.Please provide a Construction Sequence including the following: a.Schedule pre-construction meeting with City Engineering Division at 425-771-0220, ext. 1326. b.Review ESC notes. c.Call for utility locates. d.Install ESC measures and maintain dust control. e.Install utilities and perform other site improvements f.Stabilize exposed areas. g.Remove ESC measures once site has been permanently stabilized. C2.1 – TEMPORARY EROSION CONTROL PLAN 1.Plans indicate that an existing rockery on the property to west will be removed. Also, a retaining wall will be constructed on the subject property at the property line. Please obtain a construction easement or other agreement from the neighbor for the required activities and provide of the recorded easement/signed agreement to the City. 2.An easement/agreement may also be required from the property owner to the east. C3.1 – GRADING, DRAINAGE & SITE DEVELOPMENT PLAN 1.Revise sheet title to include Site Development. 2.Provide invert elevations for existing pipes connected to existing CB in alley. 3.Provide SE invert elevation at CB #1. 4.Dimension parking stalls. Minimum length and width shall be 16.5’ x 8.5’. An added reference to the Parking Plan P1.00 would be acceptable. 5.Note on plans that driveway slope shall not exceed 14%. 6.Note on plans that existing curb, gutter and sidewalk shall be removed and replaced per City standards. Reference & include standard details in plan set. a.E2.8 – Curb and gutter b.E2.13 – Sidewalk c.E2.26 – Driveway entrance. Driveway approach could also be constructed per the attached detail which allows the sidewalk to continue at a constant grade from property line to property line. d.Street trees are not required as part of this project, but if you choose to place them along the frontage, please install 3’ x 3’ tree grates. C4.1 – WATER & SEWER PLAN 1.Please revise the Special Sewer Connection Note as follows: a.The side sewer shall be TV’d by the contractor and a copy of the video submitted to the City Engineering Dept. for approval to reuse. Comments 1 e-mailed August 13, 2008 Page 2 of 3 b.The sewer lateral shall be TV’d by the City’s Public Works Department – 425.771.0235 x 1645 for approval to reuse. The sewer lateral will need to be replaced to the main if Public Works determines it is not acceptable to reuse. 2.The sewer lateral connection at the main shall be with a tee instead of a wye. 3.Three new ¾” copper water services and water meters shall be installed. The existing service shall not be reused. 4.Will there be an irrigation system on the property? If so, please show an additional irrigation meter with backflow assembly on private property immediately after the meter. R1.00 – TRAFFIC CONTROL & HAUL ROUTE PLAN 1.Disruption Fees will be assessed for closure of on-street parking stalls and sidewalk for more than 72 hours will required. Please indicate duration and lineal footage of required closures. 2.Show parking lane on plans. For truck parking and the sewer tie in it appears that only the parking lane will be blocked. A minimum 10’ travel lane shall remain open. If this is not possible then a lane closure will be required and another traffic control plan shall be submitted for review and approval. 3.Revise NOTES as follows: #5: Traffic control plan and request for road closure shall be submitted to the City 2 weeks in advance for review and approval. #6: The frontage will be removed and replaced. The traffic control plan will need to address both the sidewalk and parking lane closure. ADD: Alley shall remain open at all times. th 4.Due to the construction activity at the SE corner of 5 & Dayton, please revise the haul route so th trucks head east on Walnut Street, North on 6 Ave S and west on Maple Street.
