During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please redline plans or submit three (3) sets of revised
plans/documents with a written response to each of the items below to Marie Harrison.

GENERAL
11/5/08 Thank you for submitting a cost estimate. Please revise as follows:
1.
a.The spreadsheet used in preparing the cost estimate was last updated by King
County in 2002. Please adjust unit prices to reflect a 27.8% increase to 2008.
b.Revise Erosion Control items to include a total of 3 catch basin inserts.
c.Revise Storm Drainage Items to include:
An estimate to connect the storm outfall to the existing CB in the City

right-of-way.
Traffic Control

d.Revise Sanitary Sewer Items to include traffic control for the installation of the
sewer lateral and connection to the City main.
e.Revise Water Main Items to include:
Domestic & irrigation water services within the right-of-way.

Revise tapping tee and valve line item to be consistent with plans. 1 (one)

6 tapping tee and valve will be required for the fire hydrant. 1 (one) 2
tapping tee and valve will be required for the fire line. 4 (four) tapping
tees will be required for the 1 services.

8/13/08 comment - Please provide an itemized cost estimate for both on-site and off-site (right-
of-way) improvements, including traffic control.
A bond is required to be placed for all right-of-way improvements. The amount of the bond

will be based on 120% of the City approved estimate for all right-of-way improvements.
The City will inform you of the appropriate bond amount after review of the cost estimate.

Inspection fees for this project will be calculated at 2.2% of the 120% City approved

8/13/08 comment - Plans indicate that an existing rockery on the property to west will be
removed. Also, a retaining wall will be constructed on the subject property at the property line.
Please obtain a construction easement or other agreement from the neighbor for the required
activities and provide of the recorded easement/signed agreement to the City.

5.A 2 resilient gate valve shall be shown at the water main on the 2 fire line connection.
6.A three valve cluster will be required to isolate the fire hydrant connection to the City
main. Please refer to City standard detail E7.18.1 for valve cluster connection
requirements. The cluster shall be at least two feet east of the fire line tap on the water
main to provide sufficient room to install the long body sleeve as required by E7.18.1.
7.Water main serving fire hydrant shall be 6 DIP and a 6 resilient gate valve shall be
installed per standard detail. Please revise plans accordingly.
8.A Double Check Detector Assembly (DCDA) shall be installed on the fire line, at the
property line, per City standard detail E7.7.1. Please revise plan notes and detail.
9.A Double Check Valve Assembly (DCVA) is required on the irrigation line per detail E7.7.
Please revise plan notes and reference detail.
10.The standard detail title blocks provided on this plan sheet state City of Edmonds Std.
Sewer Cleanout detail for both the DCVA and Fire Hydrant Assembly. Please revise.

11/5/08 TCP has been revised to show complete closure of the westbound travel lane. It

appears as though there is sufficient lane width on the south side of Maple Street to
maintain one eastbound and one west bound travel lane (minimum lane width shall be
10). If there is insufficient room to maintain EB & WB traffic, then flaggers will be
required. Please revise the TCP as follows:
TCP without flaggers and two lanes open on south side of Maple Street
a.Add signage for west bound traffic Right Lane Closed ahead and Lane Shift.
b.Add signage for east bound traffic Lane Shift
c.Add No Parking signage on north and south sides of Maple Street.
d.Indicate placement of traffic cones to delineate two (2) 10 travel lanes on south side
of Maple Street.
TCP with flaggers and only one lane of traffic open on south side of Maple Street
a.Add advance warning signage for Flaggers and Lane Closure.
b.Add No Parking signage on north side of Maple Street. Parking on south side of
Maple Street to remain open.
8/13/08 comment - Show parking lane on plans. For truck parking and the sewer tie in it
appears that only the parking lane will be blocked. A minimum 10 travel lane shall remain
open. If this is not possible then a lane closure will be required and another traffic control plan
shall be submitted for review and approval.
11/5/08 Please remove note #6 from plans. The frontage will be removed and replaced.

Coordination with the City is to happen during this plan review and not at a later date.
