Edmonds, WA Meadowood Townhomes consist of 13 condominium unit. Earlier this year the Board of Directors condacted a inspection of the trees that were a concern to the property ( please see arborist report with photos attached ) and selected a bid from a tree removing company to remove the trees in question. I would like to request a permit to remove the tree specified in the arborist report. The removed trees will be replaced with evergreens or a japanese maples sometine next year. Box 50393 Bellevue, WA 98015 Phe (425) 462-8829 Fax: (425) 462®8874 Subject: Nuisance trees on south property line & defective pines on north property line Dear Ms. Hager, On this past March 18th we met to examine the trees along the south property line. You expressed a concern over the current size of the trees and the potential for tree failure, as well as, the potential for damage to the property as the trees continue to mature. The subject trees from west to east are as follows: 1. Pine with 12" DBH and approximately 40 feet in height 2. Western red cedar with 16" DBH and approximately 50 feet in height 3. Western red cedar with 10" DBH and 30 feet in height 4. Black pine with 18" DBH and 50 feet in height All 4 of the above trees are large growing species that are not suitable for restricted spaces for either their canopies or root crown/root plates. The space between the buildings and fence is barely 10 feet and is therefore restricted space for both the canopies and root crowns/root plates. The concern is the damage that will soon be done to foundations, storm water drainage lines, patios and fences as the root crowns expand, the root plates spread out and to the buildings themselves as the canopies grow and expand. Please see the photos below as evidence of the imminent damage. The root crown/plate concerns cannot be mitigated. The canopy concerns could be addressed by pruning for a time but ultimately the buildings are going to be overwhelmed as the trees continue to reach their size potential. It is my opinion that these are the wrong species for the location. I recommend removal and replacement with more suitable species. Tree # I Tree # 3 Tree # 4 Tree # 2 Meadowood Townhomes (cont.) During our meeting you also mentioned the PSE representative indicated the 2 pine trees on the north property line have defects that increase their probability of failure. This is in fact true. The first tree inspected is the pine overhanging the garage. It has a 17" DBH and is 40 feet in height. Previous line clearance maintenance pruning has contributed to the severely asymmetrical crown form. The tree also has a bowed trunk and co -dominant scaffolds with included baric. High voltage lines are immediately to the north of the tree. I believe the pruning must achieve 12 feet of clearance from the lines which may require topping the tree or at best, further exacerbate the asymmetry of the crown form by eliminating one of the co- dominant tops. The other pine is located east of the first pine. Again, the crown form is asymmetric. This tree has multiple co- dominant attachments, all with included bark. The line clearance requirement will again demand excessive pruning or topping. We have a repeat of the wrong tree for the location issue. My recommendation is to remove these trees and if required re -plant with a species suited to growing under high voltage lines.
