The City of Edmonds Building Division has performed a preliminary building code review of the
plans that were submitted under the referenced application number, and have the following
comments.
1. A building permit will be required for the conversion of the guest house into a single
family residence. A simple floor plan showing both floor levels will be required to
accompany the permit application.
2. The following is a list of anticipated upgrades that will be required in order for the
structure to meet current requirements of the International Residential Code (IRC.)
a. Installation of a kitchen.
b. Installation of smoke alarms and carbon monoxide alarms per current code.
c. Installation of a whole house ventilation system.
d. Any significant safety violations discovered during City inspections of the
premises will require correction under the above referenced building permit.
3. Each sleeping room is required to have a code compliant egress window.
4. A Parks Impact Fee will be assessed under the building permit at the rate for a new single
family residence of $2734.05.
