Subject: Removing painting condition for rooftop mechanical at Old Milltown
As part of the approval for BLD -2008-0764 for rooftop mechanical equipment at Old Milltown, a
condition was added that stated, "Rooftop HVAC units shall be painted to match color of the
roof." This technique (or physical screening) is a standard condition added to rooftop
mechanical permits to ensure that the equipment is not only screened from street level but also to
make it less visible from other vantage points. At the time the conditional approval was granted,
it was unknown what the color of the roof or the mechanical equipment was to be. Subsequently,
the applicant supplied materials boards and color samples which indicated that the roof
membrane is to be a white color and the rooftop units are a beige tone. The beige palette was
used throughout the Old Milltown remodel on the concrete panels as well as the concrete insets,
awning frames, and fascia bolts. As a result, since the color of the roof membrane and
mechanical units are complimentary, the condition requiring the painting of the rooftop
mechanical units to match the roof is therefore removed.
