The City of Edmonds Building Division has performed a preliminary building code review of the
plans that were submitted under the referenced application number, and have the following
comments.
1. A soils investigation and report may be required for the project due to the adjacent
ascending slope to the east of the structure. A more detailed and legible plot plan will be
necessary in order to determine this requirement.
2. The house and proposed addition appear to be located within the Zone A flood hazard
area of Lake Ballinger. (The City established base flood elevation for the lake is 286.14
NAVD88.) An elevation survey will be required for the project, and all new construction
will need to comply with the requirements of section R322 of the International
Residential Code.
