Subject: Correction to Ownership for Recorded Lot Line Adjustment

A lot line adjustment of the properties addressed 1011 and 1021 2nd Ave. S was approved by
the City under File No. PLN20150064 on December 30, 2015. The recording documenets
were signed by staff on March 8, 2016 and were recorded with Snohomish County on
November 17, 2016 under recording number 201611175002. Between the time of the initial
lot line adjustment application and the recording of the lot line adjustment with Snohomish
County, the ownership of Lot 1 of the lot line adjustment (addressed 1021 2nd Ave. S)
changed from C4, Inc. to Select Homes, Inc., who proceeded to construct a new residence on
this parcel and later sold it to Beihong Shi.
The Snohomish County Assessor's Office recently contacted Select Homes, Inc. informing
them that the County discovered that C4, Inc. signed the recording documents for the subject
lot line adjustment when it should have been signed by Select Homes, Inc., who was the
owner of Lot 1 at the time of recording. The County requested that Select Homes, Inc. draft
new documents for recording that contain signature blocks for the current owners of Lots 1
and 2 (Beihong Shi and Donald Nicholson respectively) as well as Select Homes, Inc. Since
there are no proposed changes to the lot line adjustment itself and the purpose of this
correction is simply to reflect the fact that the ownership of Lot 1 changed between the time
of the initial lot line adjustment application and recording of the lot line adjustment, this
correction does not need to be processed as a new lot line adjustment application. Instead,
staff s hourly rate of $100 per hour was charged for the one hour necessary to confirm that no
other changes have been proposed with this request.
Staff may sign the corrected lot line adjustment once all current owners (Beihong Shi and
Donald Nicholson) and Select Homes, Inc. have signed. The sewer easement (AFN
201611170269) that was recorded on the same day as the original lot line adjustment will
also need to be indicated on the corrected recording documents.
