General
1. Design Review Conditions:
1. See attached sample stamped concrete pattern which we intend to use as a basis of
design for the blank wall along the alley off of Main Street
2. Boston ivy will be used at the living walls of the building. Virginia Creeper & Hybrid
Trumpet Creeper will be used above the Main Street terrace. Notes have been added
on sheet 1-1.01.
3. (2) 5'-0" long x 18" wide benches have been added to the northwest area of the building per
site plan A1.0 and landscape plan 1-1.01.
4. All necessary permits will be applied for. The applicant has reviewed the Edmonds
Community Development Code to ensure the project is in compliance.
2. Number of Dwelling Units: The project has 20 dwelling units. Sheet A2.00 has been updated.
Height
3. Average Original Grade: Has been recalculated from 43.89' to 43.83'. All affected sheets have
been updated with the elevation change clouded. This does not affect any of the design which
does not violate going above maximum allowable of the newly calculated height.
4. Elevator: Elevator overrun breakout has been added to sheet A3.01. A maximum overrun of 3'-
0" is indicated above maximum allowable height which complies with ECDC 21.40.030.
Parking
5. Sheet A2.00: This note has been removed. The applicant has not added the reference to ECDC
16.43.030.D.2 as this refers to commercial parking and this portion of the building is reserved
for residential parking.
6. Sheet A2.01: The reference note has been revised.
Open Space
7. Sheet A1.01: Separate open space calculations (and summary) have been added to sheet A1.0.
(2) 5'-0" x 18" site benches will be added at the buildings northwest open space.
Landscaping
8. Street trees: Street trees have been revised on sheet 1-1.01 & L3.01. Note that per email
response from Jennifer Lambert 8/16/16, Main Street trees to be Capital Pear and not Kwansan
Flowering Cherry.
9. Hanging baskets: (4) Hanging basket poles have been added. (2) on Main Street and (2) on
Second Avenue. These are indicated on sheet 1-1.0„ The style oh the pole will be determined at
a later date.
10. Landscaping cost estimate: See attached landscape cost estimate.
Design Details
11. Sheets A3.01 & A3.02: Exterior light sconces have been added and clouded on sheet A3.01. Tile
medallions have added in the belt course above the outdoor seating and clouded on sheet
A3.01.
12. Transparency at street level: 75% transparency has been calculated with notations added &
clouded on sheet A3.01.
