The following revisions are necessary to complete review of the application: 1.. Please provide the amount of fill and removal. If either Grading Calculations number exceeds 500 cubic yards, state environmental review (SEPA) will be required. Contact me if that is the case, so that I can provide you with the appropriate submittal documents. An additional fee of $420 will also be required. 2. The reduced site plans do not include a datum point. The full size Datum Point. survey notes a datum point and location, but does not include the datum’s elevation. It is a significant distance from the site. You may want to choose a datum closer to the site. A datum point may be any permanent point of reference that cannot change in elevation, such as the top of a sewer manhole cover or fire hydrant. 3. Point A should be moved eastward to line up with Point D. Height Calculations. 4. The site plan lists the zone for the site as RS- Zoning and Setback Requirements. 20, when in fact the property is zoned RS-12. The setback requirements for RS-20 are as follows: 25’ front, 25’ rear, and 10’ on the sides. 5. Please provide a schematic detailing the height of the rockery in the Rockeries. setback area. The portion within the setback may not exceed 36” above original grade at any one point. Please demonstrate compliance. 6. It appears that the lower level could potentially function Accessory Dwelling Unit. as a separate dwelling unit. The Edmonds Community Development Code allows for an accessory dwelling unit a.k.a. mother-in-law apartment only when certain criteria are met. As currently designed, the lower level could not receive approval for an accessory dwelling unit because it exceeds the allowable size and number of bedrooms. An additional permit is required for approval. If you do not wish for approval of an accessory dwelling unit at this time, please return the enclosed document notarized. The document will be recorded with Snohomish County. Please respond in writing to the above items. For any revisions, submit two copies of all full size plans and one reduced copy of the site plan. Make all submittals to a Development Services Permit Coordinator, Monday through Friday, 9:00 am to noon or 1:00 pm to 4:00 pm.
