The following information is needed to complete review of the application: Site Plan. 1. The site plan indicates that the scale is 1 inch = 20 feet. However, the plan is not to scale. Please revise, so that the dimensions on the plan correspond to the scale. Also on the site plan, please identify the distance of the NE corner of the proposed residence to the property line. Tree Clearing. 2. The Critical Areas Reconnaissance Report (attached) indicates that the states that tree clearing shall be limited to the footprint of the development. I recognize that some will need to be removed for the engineering improvements, but it appears that 3 of the trees slated to be removed could be retained. Please refer to the attached site plan. The subject trees have been circled. Critical Areas Study. 3. A Critical Areas Study is required, in order for development to be approved for the site. The Critical Areas Reconnaissance Report (from the City of Edmonds) specifically states what needs to be included in the geotechnical engineer’s report. The report should be specific to the proposal. Basically, the geotechnical engineer must determine if the slope on the site is an Erosion Hazard Area or Landslide Hazard Area as defined by the Edmonds Community Development Code. The requirements for the Critical Areas Study differ depending on which type of geologically hazard area is on the site. The geotechnical engineer must identify the hazard area on the site plan and respond to the relevant code sections as cited on the Critical Areas Reconnaissance Report. He may also refer to the attached Figure 23.80.000. Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, 9:00 am to noon or 1:00 pm to 4:00 pm. Please provide 3 new copies of the revised site plan (1 reduced copy). If you have any questions, feel free to contact me at (425) 771-0220 ext. 1330.
