Federal Way, WA 98003 FROM: Pat Lawler RE: Plan Check: BLD20090040 Project: 2009-R001, Wall Residence Project Address: 1250 Coronado Pl. S During review of the re-submitted plans for the above noted project, it was found that the following information, clarifications or changes are needed. Please provide written responses as to where the changes can be found on the plans, and submit revised plans/documents to a Permit Coordinator. 1.There appears to be a conflict with the architectural sheets A2.0 and A3.0 and the engineering calculation sheets #4, #6, and #7. The architectural shows the carport as being open with two posts. The engineering shows the carport as having a 12’ shearwall which is used for part of the calculations. Someone had crossed off the shearwall (#1) with a blue pen. If the shearwall is to be used, provide foundation details. If it will be a post and footing, justify eliminating the shear values attached to the wall. 2.Provide a full sized sheet with the EOR stamp and signature of the calc. sheets #4 & #5. Identify which floors. There are holdown requirements and shearwall requirements that may be confused with having the shearwall types only listed on the roof plan, with no legend to reference. 3.Provide a typical section of a proposed shearwall. The building section on sheet A-4.0 has an assumed section. If the existing walls will not need to be modified (As implied by the note) the existing wall construction will need to be both known, and used by the engineer in his calculations. The generic shearwall schedule on sheet S-1 calls out anchor bolts and 3”x3” plate washers. The existing bolts and washers are unlikely to meet those requirements.. Unless someone is planning on removing the siding to install the bolts, washers, and plywood nailing per the new schedule, it might be practical to get an sample of what is underneath the siding, and run the calculations on that. 4.Due to the existing foundation, provide epoxy bolt requirements for additional anchor bolts.
