During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses as to where the changes can
be found on the plans, and submit revised plans/documents to a Permit Coordinator.
1.Section 4/A3.0 refers to sheet S2.0 for the beam requirement, but sheet S2.0 was not been
submitted to the city with the plans.
2.East Elevation A3.0 refers to sheet A4.0, which was not submitted to the city with the plans.
3.Because window 5/M is proposed to enlarge the existing north/south wall line enough to remove
an apparent brace/shear panel, the wall line will need to be justified with calculations. If retrofit
holdowns will be required to be epoxied into the existing concrete, include the minimum
embedment depth along with the holdown identification.
4.Section 4/A3.0 indicates that a 2x8 ledger is to be fastened to the masonry chimney. This is in
conflict with the minimum 2 air space clearance from the chimney to combustibles per
R1003.18. If a new beam is proposed, include beam calculations and show how the gravity
loads are transferred to footings.
5.Include a note that the smoke detectors are required to be 110V, interconnected with battery
backup.
6.Section 4/A3.0 shows the lowered ceiling joists abutting the exterior wall. Provide a ledger or
alternate connection detail.
