During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses as to where the changes can
be found on the plans, and submit revised plans/documents to a Permit Coordinator.
1.Engineer of record:
a.Building section A-A shows the ceiling joists/rafter ties being removed to create a
vaulted ceiling. Provide a suitably sized ridge beam and rafters or justify with
calculations. The existing walls do not appear to be aligned to be used as bearing
walls without justification.
b.The front wall is identified as a perforated shear wall. Identify the applicable
shearwall type from sheet S1. Are anchor bolts required to be retrofitted in the
existing foundation? Is the floor diaphragm to be edge blocked at that location, or
how is the shear to be transferred from the wall to the foundation?
c.With the new 4x12 beam located above the roof line, the beam will then require a
deep snipe cut to fit below the top of the truss. Provide a detail showing maximum
cut, and justify. Include connection requirements. An option might be a
manufactured girder truss.
d.Pages 4-12 of the calculation package do not appear to identify the specific locations
of the joists/beams. The floor framing plan does not match the calculations with 12
joists on the former and 156 on the latter.
e.Provide nailing connection requirements for built up joists.
f.Provide tie connection requirements for 2x6 furred rafters at vault.
