Add gas lines to new fixtures. disapproved Please be advised that the building plans for the above referenced project have been for the purposes of obtaining a building permit. During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following . information, clarifications, or changes are neededReviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. nd Resubmittals must be made at the Development Services Department on the 2 Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. Permit application: a.The permit application specifies adding a new Fire table, Fire pit, and Outdoor BBQ with an additional 247k BTU load to existing service. This additional load may require upsizing your current pipe system. On sheet S1.1: a. Per NDS table 12J 3- ¼”x 4” lag screws per lineal foot is not adequate to support applicable loads applied to the ledger as indicated by detail 5. b.Note 2; specifies 40 pounds per square foot of live floor load for residential applications. Per table IRC301.5 deck floor live loads are to be calculated at a minimum of 60 pounds per square foot. Change on the plans and engineering to reflect proper values. c.Note 11; Further details are required on fillet weld for metal bracket. What size fillet weld will be necessary, will this be welded onsite? The plans call for 4”x14” beam, detail specs 4”x12”, please clarifies. On sheet S2.1: a.Specify deck framing materials, engineering provided and what is indicated on plans differ. Please confirm the use of pressure treated Doug-Fir #2 beams and or joists. Generally local sourced pressure treated materials are Hem-Fir; pressure treated Doug-Fir may not be readily available or cost effective. If Hem-Fir materials are to be used new engineering will need to be submitted. b.Identify existing wall framing of residence where new deck and roof beams will be attached. This is necessary to guide thorough and proper review of plans submitted. c.Post heights are not indicated on plans, advise on total length of 4”x6” posts above and below deck framing. This is needed to guide thorough and proper review of the plans. d.Clarify lateral design, solid treated blocking within the joists does not appear to be sufficient to resist lateral and seismic loading. Lateral bracing at post to roof and or deck to post may be required. e.The pressure treated 2”x12” Doug Fir joists spanning 13’6” from outside beam to ledger appear to be over spanned this determination was made using applicable loads with NDS standards for wet service and incising factors being applied.
