Additional information is requested from the applicant at this time in order to continue review of the application and provide preliminary approval of the short plat. Please ask the applicant to revise and resubmit plans addressing each of the comments below. Please also note, after receiving preliminary short plat approval from the Planning Division, the applicant will be required to submit a complete set of civil engineering plans to the City Engineering Division for review and approval. thth 1.Please revise street name “208 St SW(Main)” to “Main St” and “88 Ave W” to “Unimproved Right of Way”. 2.Label Tract A as an Access tract or Access/Utility tract if utilities will be located in the tract. 3.Note width of access easement and width of paved portion of easement. For 3 lots, access easement width shall be a minimum of 20ft with a minimum paved width of 16ft. 4.Please confirm that all existing trees located at the frontage of the property are shown on the plan. Please make revisions to Tree Table if needed. 5.Show the location of existing and proposed underground utility lines, sanitary sewer systems, water mains, water meters and water service lines from connection in right of way to each lot within the proposed subdivision. Show that the required 2% fall can be met for the sanitary sewer system. 6.Slope from Lot 3 outfall to proposed Main St catch basin does not meet the required fall of .05%. Please provide invert elevations at outfall of each proposed detention system and show minimum slope for discharge to the City system can be attained. If discharge to the City system is not possible, then an alternate drainage proposal will need to be provided for review and approval. Please add second power pole located along frontage. 9.There is a power pole on the property to the west of the existing house. Please show on plans. 10.Note location of nearest fire hydrant.
